55+ Community Homes for Sale

With a lower cost of living and a desirable warm climate, the Silver State is an increasingly popular destination for aging baby boomers and other people ages fifty-five and older. For these reasons, Las Vegas is home to a growing number of fifty-five-plus communities, some of which are age-restricted and exclusively for residents fifty-five-years-old and older, and others that cater to older residents but allow people of all ages to reside. There are approximately eleven of these kinds of communities in Las Vegas, some offering resale homes only, and others offering Las Vegas new construction or a combination of the two. Sun City Summerlin is one example of a fifty-five-plus, age-restricted community with resale homes only. Homes for sale in this fifty-five-plus Vegas community are very diverse and have listing prices that top out in the low millions. This is a relatively large development with nearly seven thousand, eight hundred homes total. By comparison, Siena is much smaller with only two thousand and one homes, all also resale only.

Los Prados and Solera at Stallion Mountain are also fantastic communities for active older adults, with resale homes in a relatively narrow price range. Regency at Summerlin, on the other hand, has both new and resale homes, which results in a broader price range. Other resale-homes-only fifty-five-plus communities include Silver Springs Sterling, Quail Estates West, Promenade at the Meadows, Rancho Las Brisas, and Silver Canyon. But, there are also a few active adult communities in Las Vegas with a fifty-five age restriction, with new homes only. An example of a new home age-restricted development is Trilogy in Summerlin. Trilogy encompasses just over three hundred and fifty new homes and homesites in Las Vegas.
